Do I qualify?
We're help to help as many people as possible get on the property ladder, so we'll do our utmost to assist you.
Most of the people we support are first time buyers. We can also help if you're in a situation such as a relationship breakdown, job relocation (if moving from a lower value area) or where your household has outgrown your existing arrangements.
Qualifying for Flexibuy depends upon two elements: eligibility and affordability.
Eligibility
Priority will be given to:
- People who live or work locally to the site
- Key workers
- Local authority nominees and people on local authority waiting lists.
You need to be aged 18 or over, have a bank account and a household income of less than £60,000. You won't be eligible if you have debts of over £15,000 or £20,000 if it is a student loan. And you musn't own a property which already meets your current housing needs.
If you're not a UK national you will only be eligible to apply for Flexibuy if you have the right to reside permanently in the UK at the time of opting to purchase. If you aren't a British Citizen this means you should have 'indefinite leave to remain' stamped inside your passport. People from member states of the EU/European Economic Area may also apply if you are currently living and working in the UK.
Affordability
This will depend on your indvidual circumstances and will also vary depending on mortgage lenders. In terms of minimum earnings, we will assess each application individually. So even those on incomes as low as £15,000 may be able to qualify.
